In Australia, they produce videos with strippers to advertise a house. In Manhattan, they don't use Lockboxes. Ever. In my market of Westchester County, New York, agents don't touch contracts- when an offer is accepted, we have attorneys do contracts -after inspections- and the process can take 2 weeks. That's how we do it here.
In Canada, they pay with different money. Seriously.

The way we practice our profession varies with state laws and local custom. We have a great deal in common across ActiveRainLand, and we all discuss it every day via thousands of blogs and comments daily on this platform. The one thing we try not to get hung up on is the logistical or procedural differences between Florida, Texas, Michigan or Delaware.
If I call a seller to set up a showing in Armonk, New York, the listing agent would rain hellfire on me. One town over in Fairfield County, Connecticut, the showing instructions often call for calling the seller directly. It varies. All real estate is local.
Yesterday, Jason Crouch posted a blog on sellers who decline showings to their own detriment. Whether they declined showings directly to the showing agent, via morse code, or through a series of guttural grunts, the point is that buyers cannot buy what they cannot see. And instead of seeing the point, some agents who know nothing of how they do things in Austin, Texas, decided to wag their fingers at the author for not doing things the ay they do things in Jersey. Or Kentucky. Or Fartville.
That is sad on 2 levels. First, you don't judge Austin Texas with New York or Oregon practices. And second, it is a shame that there are members of this online community who don't know how to play nice in the sandbox. If you don't know already, Jason Crouch is an elder statesman around here. He runs his own firm, oversees a good team, and has forgotten more about overcoming adversity than many of us will ever learn. But even if you see something posted by someone not named Jason Crouch, you should hold off on the judgment and invective, especially if the commentary is from a market you don't know.
This is a nice place we have here. We treat each other with respect and good will. We also have a ton of fun. If you have under 50,000 points, you should read up on it.
And before you lob bombs in a comment, remember that your local market is not my local market.
