Coverage for coastal properties in Texas is split into three separate policies which can be provided as package coverage.
Hazard Insurance coverage with Farmers includes ; Fire , lightning, explosion, riot & civil commotion, aircraft, vehicle damage, sudden and accidental discharge fro plumbing or heating, rupture or burst of water, sudden and accidental discharge eruption or overflow or release of water or steam, falling objects, freezing of plumbing, collapse of building , glass breakage, theft. A 1% deductible is standard yet higher deductibles are available.
Windstorm coverage is with the Texas Windstorm Insurance Association to cover Wind, Hail and Tropical Cyclone (a named storm or the remains thereof). This coverage is illustrated with a 2% deductible as standard yet Texas Wind will go as high as 5%. Note that Wind coverage carries a separate deductible for dwelling and contents. Also, the rates for this coverage are set by the State of Texas so all things being equal; all agents will have the same rate.
Flood Insurance is covered on a separate policy and covers rising water and tidal surge. Again, the rates are set by the Federal Government, so rates are the same with all companies. Rates in the 100 year flood plain vary based on the actual elevation of the residence in relation to the base flood elevation. Below are the maximum coverages that FEMA offers for the 500 year flood plain. More coverage can be purchased through the excess or surplus market.
$250,000 Dwelling Coverage
$100,000 Contents Coverage
Standard $500 Deductible
$317.00 Year
There are two factors that could lower the Farmers premium for Hazard. One is your consumer report. I've used an average rating, but if your financial information is exceptional, the premium will be lower. Also we have a nice discount for customers with multiple policies. If you also need auto insurance, I can include both the Auto/Home and New Household discount.
It's my pleasure to answer any questions that you have regarding your home insurance in coast Texas. Psmith1@FarmersAgent.com
