With the month of March, we are full swing into the spring buying season, and Briargate is evident of this fact. Sellers are still holding back from listing. There are only 122 active properties on the market, this is half the number of one year ago. Pending properties remain high at 88 and sold properties at 26. An incredible 41% of the listed properties in Briargate are under contract. This leaves few properties available for the summer buyers. Unless more properties are listed soon, we will see more bidding wars and increases in average sales price. Average and median sales prices are up modestly over one year ago and up 11% and 24% over February.
