Buy Phoenix homes!
Lots of people are buying homes in Phoenix. We were one of the hardest hit areas, and we are recovering the fastest. I have seen lots of news articles that say this is the time to buy Phoenix homes. Yes, likely this is one of the best times. The problem is, it is really, really hard to do it right now, because the competition is huge. As I write this, there are less than 11,000 single family homes for sale in the multiple listing service for the Phoenix area. If you only look at "affordable" homes, less than 200,000 asking price, there are less than 3,800.
This is a GREAT time to SELL your home! Not so great to be a buyer. Sure, there are deals... but for every deal on a nice 3 bedroom 2 bath home, there are a hundred eager buyers. A year ago you would have been able to buy easily; and yes, you might pay a little more (10%). On the other hand... trying to buy today is brutal.
If you have a home you think you might want to sell, NOW is the time. The market has not been this strong since 2005.
