March Property sales were 50, up 19.0% from 42 in March of 2011 and 28.2% higher than the 39 sales last month. March 2012 sales were at a mid level compared to March of 2011 and 2010. March year-to-date sales of 114 are running 26.7% ahead of last year's year-to-date sales of 90.

The Median Sales Price in March was $297,500, up 37.8% from $215,957 in March of 2011 and up 26.1% from $236,000 last month. The Average Sales Price in March was $316,808, up 15.3% from $274,820 in March of 2011 and up 12.8% from $280,833 last month. The March 2012 Average Sales Price was at a mid range compared to March of 2011 and 2010.

The Total Inventory of Properties available for sale as of March was 299, up 21.1% from 247 last month and up 9.1% from 274 in March of last year. March 2012 Inventory was at a mid range compared to March of 2011 and 2010. The Average Days On Market for March was 113, up 27.0% from 89 days last month and up 7.6% from 105 days in March of last year. The March 2012 Average Days On Market was at a mid range compared with March of 2011 and 2010.
The Windsor CO April 2012 Real Estate Market Report data is showing some definite improvement. Sales, Prices and Inventory were all up from previous months, and while a portion of this increase is due to the seasonal effects of a more active market time, we believe there is also a recovery component at work as well. Buyers looking for nice homes at attractive prices and very low interest rates will find much of interest in Windsor CO.
