The First Quarter 2012 sale statistics for Princeville Condo Sales show improvement in the market. There was an increase in both the number of sales and median sales prices for condos on the North Shore in 2012. The statistics go back to 1999 so we have 14 years of data. Keep in mind, this numbers are for first quarter only in each year. There were 20 condo sales in First Quarter 2012- up from 14 for First Quarter 2011. And the median sales price increased 35%!!! Is this a trend?
The Princeville Condo Sales show that the least expensive condo sold for $138,000. It was an REO (bank owned foreclosure) at Princeville Paniolo 107. The first floor end condominium has views out to a tree-lined path to Anini Beach and beyond to the Prince Golf Course. It has a great floor plan. On one side you have a kitchen, dining and living area and bathroom On the other side is a bedroom/sitting area with a full bathroom. The owner can live in the entire condo, or live in one side and rent the other. Or rent out each side separately. There are two lanais and tiled floors throughout. What a great buy. The most expensive condo sold in Princeville was Puu Poa 404. It sold for $1,356,000, The Seller paid $920,000 in 2010. What a fabulous unit and incredible views. This condo has 1752 square feet plus 400 square feet of an enclosed atrium. Currently there are 2 units (both on the first floor) that are offered for sale at Puu Poa.
