Pay Per Click vs Search Engine Optimization

Do you have any thoughts or ideas on search engine optimization?  A real estate friend mentioned that he gets better leads from his website in SEO than he does on pay per click.  He mentioned that not only are the number of clicks higher but the quality of the lead is typically better.  I heard that same thing at a seminar as well.

Is it becuase consumers are more educated about the Internet and are thinking that just because someone is showing up on top (in sponsored links) doesn't mean they're knowlegable?  I've also heard a few people say that they never click on sponsored links in their searches on the Internet.  Sounds strange to me, but who am I to judge?

I've done some searching on this on Google however am not really finding any useful information. 

Help.

John, for starters we are trying both. In the long run it would be nice to not need the Pay Per Click, but for now we are going to take what we can get. I think this is why blogging is so important. It strengthens our SEO.
