Sales up, inventory down: March 2012 Real estate market report Forsyth County, N.C. and surrounding areas.

Sales of homes in Forsyth County and surrounding areas are up 10.3 percent, as compared to this time last year.

Lower priced sales have dominated the first three months of the marketplace this year, with an average sales price of $136,000. The average sales price of March 2011 was about $153,300—about 3.5 percent more than the average sales price last month.

Existing homes in Forsyth, Davie, Davidson and Stokes Counties are up 11 percent in the past 12 months. But, new construction homes continue remain down at 13.9 percent. New construction homes closed volumes is also down, at 14.2 percent in the past 12 months.

Fine homes, which come with a price tag of $600,000 or more have increased by 37 percent in the past 12 months.

Although people are beginning to buy homes, the inventory of new and resale homes are near two-year lows, down 15 and 19 percent respectively.
