March Property sales were 9, down -10.0% from 10 in March of 2011 and -18.2% lower than the 11 sales last month. March 2012 sales were at their lowest level compared to March of 2011 and 2010. March year-to-date sales of 31 are running 34.8% ahead of last year's year-to-date sales of 23.

The Median Sales Price in March was $232,000, down -1.9% from $236,500 in March of 2011 and down -1.0% from $234,436 last month. The Average Sales Price in March was $276,778, down -2.1% from $282,631 in March of 2011 and up 15.9% from $238,808 last month. The March 2012 Average Sales Price was at a mid range compared to March of 2011 and 2010.

The Total Inventory of Properties available for sale as of March was 126, up 22.3% from 103 last month and up 9.6% from 115 in March of last year. March 2012 Inventory was at highest level compared to March of 2011 and 2010. The Average Days On Market for March was 120, up 36.4% from 88 days last month and up 17.6% from 102 days in March of last year. The March 2012 Average Days On Market was at its highest level compared with March of 2011 and 2010.
The Berthoud CO April 2012 Real Estate Market Report data ran counter to the regional trend this last month - both sales and prices were down, although we're looking at small numbers in absolute terms.
