Johnstown CO April 2012 Real Estate Sales

March Property sales were 22, down -31.3% from 32 in March of 2011 and 15.8% higher than the 19 sales last month. March 2012 sales were at a mid level compared to March of 2011 and 2010. March year-to-date sales of 56 are running -18.8% behind last year's year-to-date sales of 69.

Johnstown CO April 2012 Real Estate Prices

The Median Sales Price in March was $192,275, up 0.4% from $191,450 in March of 2011 and down -3.2% from $198,587 last month. The Average Sales Price in March was $195,834, down -9.4% from $216,065 in March of 2011 and down -3.1% from $202,026 last month. The March 2012 Average Sales Price was at the lowest level compared to March of 2011 and 2010.

Johnstown CO April 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of March was 142, up 12.7% from 126 last month and up 23.5% from 115 in March of last year. March 2012 Inventory was at highest level compared to March of 2011 and 2010. The Average Days On Market for March was 64, up 12.3% from 57 days last month and down -39.0% from 105 days in March of last year. The March 2012 Average Days On Market was at its lowest level compared with March of 2011 and 2010.

The Johnstown CO April 2012 Real Estate Market Report data shows some positive signs - sales and inventory were both up, and prices were mixed - but in this market, prices are mostly reflective of where buyers are active, and that can vary significantly month-to-month. The Johnstown CO location is very attractive to regional commuters, and its well-priced homes combined with low interest rates will continue to perform well in a recovering market.

Hi John & Elite Team - Thanks for your comments. Our bedroom communities are lagging behind a bit right now - I'm guessing that there would be more of a voluntary move component in those markets, and that's going to be a bit slower coming back. But I do expect them to follow the trend, and will be watching them in the coming months.
