Having a buyer's agent is a no brainer. I work in the real estate industry and have even owned a real estate investment firm where I bought, sold and rented properties and I always have a buyers agent representing me. Common sense folks. You need someone to separate you from the seller. They are trying tomake as much money as they can and you are trying to save as much money as you can. Even if you know what you are doing you don't have the resources or tools to be able to negotiate like a buyers agent would. Call Craig!

Ahhh, the age old question about Buyer's Agency...
To the general public, buyer agency is probably the most misunderstood aspect of buying Real Estate.
How much will it cost me?
Do I even need a buyer's agent?
Will I save money if I just call the listing agent?
Can a buyer's agent help me with new construction homes? Foreclosures? HUD homes? For Sale By Owners homes?
I seem to answer these questions on a daily basis.
And, I'm happy to give the following responses:
- How much will it cost me to have a buyer's agent in the Raleigh/ Cary/ Apex area? Zip. Zero. Zilch. Nada. NOTHING! In fact, having buyer representation in all of North Carolina does not cost you anything. But it will cost you your loyalty to the agent who will work hard to find you that "just right" home. So make sure you look for an agent who will promote YOUR best interests.
- Do I even need a buyer's agent? YES you do! Licensed Real Estate agents have access to a lot more information that the general public does. When making a purchase of this magnitude, it only makes sense to have someone who sells Real Estate every day working for you. Not to mention, that should you make a mistake when purchasing a home, the monetary effects of that mistake can add up to a hefty sum... quickly. A good agent will insure that doesn't happen to you.
- Will I save money if I just call the listing agent? NO! In fact, it could very well cost you money. Here's the example I use all the time. The seller has a team working for them, the listing agent/ firm. They're looking out for their client's best interests, NOT yours. You should have a team working for you. Hire a buyer's agent.
- Can a buyer's agent help me with new construction homes? Foreclosures? HUD homes? For Sale By Owners homes? YES! A licensed agent can help you with all of these type of homes. Remember, the on-site agent at a new construction home community represents the builder, NOT you. For the low, low cost of NOTHING, please have a buyer's agent help you with new construction homes or any of the others mentioned here.
Now I know this just scratches the surface of Buyer Agency here in the Raleigh/ Cary/ Apex area. And, I know you probably have many more questions. But, fortunately for you, my phone is always on and I check my email on an obsessive basis!
