If I could share just one thing I've learned over the 23 years I've been a Realtor/Broker, it would be this: HAVE YOUR CLIENT'S SEPTIC INSPECTED BEFORE YOU LIST THE HOME!!"
I am about to do an Open House on a property I (thankfully) haven't yet listed. I waited until my clients agreed to have the septic inspected. The home is quirky --- it started out as a 3 Bedroom, 1.5 Bath Ranch with (are you ready?) a Jacuzzi tub in the Master Bedroom. No, I didn't mean to say Bathroom; in the Bedroom. On top of that, there's a new Powder Room in the MBR, but no shower. On the bright side, there is a beautiful custom Kitchen, a Family Room addition with a walk-in Fieldstone fireplace, huge Living Room w/fpl, a full unfinished Basement, and a 2-car Garage. All of this is set of a beautiful .69 acre lot in everyone's favorite town: Wyckoff, NJ. The layout is really functionally obsolete, but the property is worth more than what we're asking, so I think it will sell quickly. In fact, I was planning to sell it myself, at this week's Open House.
Ah, the plans of mice and men. Anyway, while the septic inspector was digging to find the tank, he started to sink, and the ground appeared to be opening up, Thank God, he was ok, but what happened is the seepage pit had imploded, and now we have a rather gaping hole in what was a beautiful backyard.
So, as added decoration for my Open House, I now have "Danger Keep Out" tape wrapped around steel poles in the backyard. All wrapped up, and nowhere to go.
