Braemar Condo Quarterly:  January 2012-March 2012

The first quarter of 2012 is behind us and the spring real estate market is in full swing in Braemar.  Unfortunately, there were no sales of Braemar condos to report for the first quarter, so we have no current data on where the resale values are.

There is a one car garage condo that has been under contract since October 2011, pending Short Sale Approval.  It was priced at $195,900 when it went under contract, but we'll have to wait for it to close before we know exactly what price the buyer and seller settled on.  Personally, my own experience with Short Sales tells me that this sale has taken WAY too long.  On average my Short Sales get approval within about sixty days of the contract date and settle within approximately ninety days of contract date.

The good news for Braemar condo owners is that we are experiencing unbelievable buyer demand.  If you have been thinking of listing your Braemar condo for sale, now is a great time to do it.  If it's priced right, and we'd have to look back to the fourth quarter of 2011 to figure that out, you could expect to go under contract within a week.

Chris Ann - I agree -- six months in escrow as a short sale seems to indicate some trouble --- perhaps this will show as a bank owned listing during the important Spring selling season.
