 Inexpensive No Cost/Low Cost Tips To Better Curb Appeal by a Morris, Essex, Union County Home Stager  

As a Morris County home stager I always tell my clients to stop thinking like a seller and start thinking like a buyer. Curb appeal is the very first impression buyers will see online and in person. If your home doesn’t look well maintained and appealing, many buyers won’t even get out of the car.

The following are tips on no cost/low-cost DIY projects that will spruce up your home and entice buyers to want to see more.   

Give your front door a fresh coat of paint that contrasts with the façade making it the focal point of your home. It’s a cheap, but a very effective fix that greatly improves your overall curb appeal.  

Trim overgrown trees, hedges and  bushes, especially the ones right up against your home so they aren’t a distraction.

Put down fresh mulch in shady spots where grass doesn’t grow. (A little tip: wet it down just before taking MLS photos to bring out its rich, beautiful color. The same applies to pavers –water brings out the natural color.)

If you have a very large overgrown tree that blocks the home’s façade, I suggest you take it out.  While it may have sentimental value and goes against most of our nature (pardon the pun), if it obstructs more than 40% of your home, it’s a buyer turnoff.

Invest in a few flats of easily grown annuals like impatiens, petunia, pansies and marigolds for pots, in between bushes or along walkways. They give a pop of color, add interest and everyone loves flowers.

Clean up your yard by cutting the grass, blow away any debris on walkways and the driveway for a well-manicured look.

Invest in a new welcome mat and/or house numbers that have faded and aren’t easily spotted. After all, now more than ever, people need to easily locate your home.

Lastly, continue to maintain your yard while it’s on the market. You want potential buyers to like what they see as soon as they arrive. Moreover, many potential clients do drive byes before visiting with their agent. While selling your home it is on display so create a lasting impression, making buyers want to see more!

Kristine, great tips. I had a consultation where husband said the their bushes are good for privacy. I said that when you sell you don't need privacy, you need exposure.  Also in my community we can't take trees down so I suggest to cut off lower branches to open up the view.

Kristine, Curb appeal is so important. We know as we have actually had this happen to us a couple of times...potential buyers didn't like what they saw on the outside and we had to knock on door and tell that to the sellers!

Sorry I have not been by, but I have really been busy.

I have not commented as much as I really wanted to. Or posted. With that said, we are working on our own home . We have been working on the front in the yard to bring a little better curb appeal. But It's all about what "you want to see as you drive up".

Hi Kristine, I`m on board with all your ides, and agree that it dosen`t have to take much! Aside from watering the pavers and mulch which definately is an awesome idea; I recently wet down a fence too. It really did make a noticable difference in the photo. Thanks for the ideas, and graet work!

Great tips Kristine, people forget how important curb appeal is...no matter what the market may be, almost all buyers drive by before stopping to look inside.  If the curb appeal isn't inviting, they will make the same assumption for the inside!
