What is happening in your world?

In my world, I'm just getting over Christmas and New Years.  It appears that the market may be starting to move a bit more now that the holidays are over.  It is definitely a buyers market, my sellers are all very willing to negotiate.

In my world Tom, it has been a drop in sale of over 35% plus  in the last year. As a whole its all proportionate to the number of realtors and as Ellis mentioned before we may have 2500 realtors who are not renewing their memberships with the local association of Fort Myers and The Beach. I am seeing some signs that buyers are starting to buy a bit more, the difficulty has been the enormous inventory that is growing every week. With a solid buyer, a a large inventory, we have the same thing happening here.SEllers are willing to negotiate more.It is actually an exciting time for these willing to look for a deal.

I understand the inventory problem.  We, our MLS in Maricopa county, have over 43,000 homes listed and we are selling about 5000 per month so we have over 8 months of inventory.  Some pockets, such as a newer retirement area that I work in has 21 months of inventory.  I have had, for the first time in 5 years, 2 listings expire.  Not the kind of market I want to see continue.  I am hoping to find new ways to attract buyers, such as this site, and I am planning to upgrade my web site to make it more effective.  Also, I'm looking into video tours versus virtual tours of my listings going forward.
