Rain has been falling off and on all day, the sky is rumbling and grumbling.  Now your first thought might be "That's terrible conditions for viewing homes!".  And it might seem that way at first glance.  I can't say I enjoy getting stormed on, having to skip water puddles.....sort of gave that up about 40 years ago!

But if you're thinking about buying homes, especially those As Is foreclosed homes with no property disclosures provided, there's probably NOT a better time to see them than right after a good gully washer!

A good rain gives you a good snapshot of whether there are any obvious and serious water issues that you won't find on some brilliant spring day.

Window leaks?  Roof leaks?  Basement leaks?  Huge lakes of standing water out in the yard?  That tiny ditch overflows over the driveway? 

There's certainly some valuable information to be gained on these rainy days!  Of course it's no substitute for a good home inspector, but it's a start!


So grab your umbrella and let's go look at some houses!

Christine, Same here!  Showings or inspections, a little recent rain is not a bad thing.

Jeff, Nowhere to go but up if it looks good in the gloomy stuff!

Joni, True!  No fair weather buyers, out in the rain shows some serious intent!

Gretchen, Would agree on stomping across acres of land in the rain.  The car (and clothes) might never be the same after that!

Kay, Good luck with the basement clean-ups!  No fun there.

Ed, As long as the buyers don't have any kids in tow you just might get that quiet you need :)

Sharon, Soggy ground can be just as important to find out about!  We drive by some homes with temporary ponds in their yards....but haven't seen any fish in any of them yet!

Marie, We've got some positive people in Roger and Joni!  Love their observations :)

Maria, Basements are common here, and not always pleasant to enter.  Those routinely damp ones have that mold/mildew smell that's not pleasant at all.

Ginny, True!  Hopefully the basements are watertight and good for both sides.

Praful, A nice confirmation to have that everything is okay.

Sonja, The regular residential buyer needs every edge they can get competing with the investors too!

Marilyn, You've got some interesting areas down your way in bayou country.  I remember routinely seeing homes that used a boat to get from the house to the road where their car/truck was parked.

Pat, Fair weather, rain, snow....we're like the Postal Service but without the Federal holidays :)

Showing on rainy days...you can hear how the house sounds with the water running off the roof...see where the low spots are...how the area drains..check the basement for leaks... or snakes...or bugs that have come in from the wet.    Yes I agree... showing on rainy days tells you a lot about a home.

BLiz, I can not agree more, ruled out several this last week thanks to the rain identifying basement issues and leaky windows to say the least. Walked into a garage and watched the water pour in from the top.

Mike, Lots of useful information you only get around rainy days.  Hopefully none of those snakes and other critters making their way indoors.

Bradley, The buyers didn't like that "indoor water feature"?? :)  Definitely not what you want to find in a potential new home!

Cheryl, Definitely no casual driving around on Sunday afternoon type buyers.  They want to find something and a little off weather shouldn't slow them down.

Valerie, I'm surprised at how often gutters aren't up to snuff on homes we look at.  Either the water isn't directed away from the homes, or the gutters aren't close enough or empty enough of debris to do the job.

Gita, Definitely a better time than just trying to interpret what might be a stain.

Kathryn,  It's a lot harder for the home to have secrets on those downpour days.

Big Amen on that! I just showed a passel of houses yesterday in the rain, and the top contender was knocked off the top of the heap when we found that the basement walls get soaked everytime it rains. Love a rainy day for the truth exposed.

Dawn, There's just no hiding that kind of problem on a rainy day, and definitely great to find out BEFORE effort is put into negotiating a sale.

Richie, Rain can be friend or foe depending on your viewpoint.

Beth, Just another one of those things we've picked up over the years.  Liz was at an inspection once where the sellers had disclosed some issue with water getting into the basement.  What wasn't clear was just HOW MUCH it was, and she was their for inspections on a rainy day.  It was easily bad enough for the buyers to cancel the deal and walk away with no second thoughts about it.

Ah yes rainy days are good depending on what side of the fence I am on.  When I'm the sellers agent I hate them but for the buyers it's a no brainer.

Greg, Just because it's raining doesn't mean we have to track water/mud everywhere.  Wipe off on the door mat, remove shoes, it doesn't have to be a lose-win.
