Clear Lake Texas Real Estate Update

Just thought I'd bring you up to date on single family homes that have sold in Clear Lake, this year and last year.

From January 1st 2007 through Dec 20, there were 679 homes sold with a median sales price of $175,100.  Remember, median sales price means half the homes sold for more, and half for less. 
When I was a youngster, that drove me nuts.  I couldn't understand that and got it confused with averages!

The average sales price if you're curious was $223,090.

The average market time was 63 days.  Keep in mind that number is not completely 100% accurate.  Here's what I mean.

If a home was listed with Realtor "A" for say, 90 days and then listed with another Realtor for 120 days, the number shown when it closed would be 120 and that is what is used in the ML system to figure averages.

If you're curious about a particular home, call us and we'll tell you exactly how long it was listed.

How does that compare with 2006?

For that same period of 2006, the median was $164,800 with an average of $213,978.  Average days on the market was 58.  Oh, and there were a total of 771 homes sold.

There you have it.  Fewer homes sold this year but prices are up a bit. Looks like market time is just slightly more than last year.

John, that is so clear and easy to understand. I think I need to revamp the way I describe the market. It looks like Clear Lake was hardly affected at all. Sales and DOM are hardly off and price values have risen. That's great!
