Feng Shui for Real estate: What does your Real Estate listing say about your home? by Laura Cerrano

When using Feng Shui to sell a home, it's important leave no stone upturned

Feng Shui blended with real estate can help stage your home to look more appealing and feel great for potential buyers but what if that's not necessarily needed. Sometimes the layout of the house is not the issue, it's the kind of help you receive when selling your home and how your home is presented.  If you have a real estate agent or broker in charge of promoting your home, please tell them to be mindful their on-site and website presentation. Images and Words can be very powerful, so be mindful of how you photograph your home/land and describe your houses features and surrounding environment. A great real estate agent and broker will already know this.


Think of it this way, when you go onto a dating site, the first two things you see is the photo and description of that person.  Are you going to pursue a person who posted an awful photo and wrote, " I am 30 years old, I like to hike and eat ice cream." Probably not, most likely you will gravitate towards a profile of someone who took a great photo and wrote an informative description that shows their personality along with the qualities they seek in another.

This is the same for when listing your house on various websites to sell it.  The buyer is not just buying a house, this is a huge purchase, a life changing choice.   They are looking to develop various relationships in that home throughout life.  As a seller you want your home to display what they are looking for.  How do you know what they are seeking in a home? Most likey you don't.  You will however, have general ideas so by adding descriptive details, this will help call in buyers who are serious about purchasing your home and eventually making a deal.

I recommend before posting your house on various real estate websites to sell,  think about the qualities and characteristics that have made your home a place you loved.  Write them down, these are just some examples:

  • List the basic layout of your home, they style (cape, Victorian, cottage etc), how many rooms (bedrooms, bathrooms, etc,) do you have a basement? an attic?
    • After that go into more details...
  • Are there certain components of the interior and/or exterior that should be well noted?
  • Are you a "green" house?
  • does it offer high ceiling to feel open and spacious?
  • do you have large windows that allow great amounts of light into your home?
  • what is surrounding your home? meaning the features of your front or back yard?
  • Is the house located by the beach or other recreational parks?
  • How far are you from town and/or transportation if needed? (bus, train, etc)
  • How about, are you located by the schools if you have potential families who are interested.

once you have completed that, take the time to compose them into a well written representation of your home through words.

Also, do not be afraid to use descriptive words or sentences such as "This two level Victorian styled home has great (positive) energy because.....  Or This colonial styled home offers a wonderful layout of 3 bedrooms, 2 full bathrooms....., or even " This beautiful cape cod house has large bay windows that offer an abundance of light for every room in the house."  These are just some simple examples.  

It sounds much better then " Cape house, 2 bedrooms, 1 bathroom, front yard and lovey porch you can sit on."

Of course some house listings may just want those straight forward facts and if that sells your home, Great!  But, if you are struggling to sell you home, then take that extra time to enhance your presentation and description

If you home has areas that may take away from it's appearance and needs some work, think about the surrounding area, what does your neighborhood or village have to offer?

Here is an example, the home does not have a large back yard yet it's located only a block away from the beach or local parks. Even though you do not have a back yard, they get to play on the beach :) How will the buyer know that if it's not listed.  This is important detailed information that can help that potential new home owner fall in love with your house.

These suggestions are even more important if your agent requests that you not be present while the house is being shown.  This will give you the reassurance that all bases are covered so if you agent for some reason forgets to mention certain aspects of the home/land or surrounding area during the tour it's already written down on the website.  You may even want to write down a letter that also describes your home so those who come in will have a hard-copy in their hands of what the home offers and can take that home when making their choice.
