Jeff, how was business this year? Do you see a big drop in investment properties in 2013 or more than this year?

Hi Josh,

Business was really good in 2012. Probably our best year EVER. Most of the great deals have been snatched up. We are still seeing some good deals come on the market, but they are usually under contract or have multiple offers very quickly. The really good deals are only on the market for a day or 2 at the most. The investor market is getting very competitive as more and more investors are looking at Austin because or our strong economy. I expect the same for 2013.
