I Just Checked the Experts at Realty Times About Our Market....Could You Be Any More WRONG?

Realty Times has our market listed as a Buyer's Market today.   Let me tell you that is not the case.  Short sales, foreclosures, regular sales, if they are priced correctly are getting multiple offers above list. 

Yes, you read that correctly....MULTIPLE OFFERS above list.  How do I know this?   By being both a listing agent and selling agent, I have the bird's eye view of what is out there. 

I know that if a property has good bones, has a decent price and is in a fair area of Sherburne County, it will sell quickly. 

That is the key....correct pricing to put the seller in the cat-bird seat. 

But, we don't need the "experts" to put it out there that it is still a buyer's market because it most certainly is not.  At least not anymore. 

And, with interest rates rising, buyers need to move....and move quickly to get that home that they want NOW.

At least that is how I see it on this 17th day of April.  Don't say I didn't warn you that sometimes the "experts" can see their hands in front of their faces....

They are reporting on old news.  Markets are continually changing and if the media source does not have the correct statistics, their information is wrong.

I have been in a multiple offer situation at least on the last 12 offers I have wrote, and they are all but one above list price, some way above list price.  There is almost nothing left for buyers in the lower price range. Definately not a buyers market in this area.

In my area, it depends on the neigborhood and the price point. You can't say the whole area is a buyer OR a seller's market. That is way oversimplified!

Yes Don, we too have areas where inventory is low and demand is high. I know several brokers reporting the same results for their territory.

DON I completely agree. It is the same thing here in Nh as the number of homes listed is way  down and the amount of sales iw way up. We often experience multiple offers within days of all new listings that are priced at or just below market value. You have to remember the media are the same "experts" who took 2 years to report there was a problme after we were already experiencing and living it so there is no doubt they will be 1-2 years behond on declaring the home market is in strong recovery.

Don -- it seems anyone can call himself/herself an expert --- saying it is so doesn't  make it true.  Congrats on the feature -well deserved.

Buyer's market or sellers market . . . . it's irrelevant. Price a home right and it will sell. REALLY price it right, and you will get multiple offers. Overprice a home, and it won't sell. It's that simple!

Don- The "experts" are  wrong a whole lot more than they're right. I think it's sinking in with buyer's here - it takes that one lost property because they didn't write a strong offer and then they get with it...well...at least most do. Congrats on your feature!

Don - The only ones in the real estate industry who should be allowed to be called an experty should be working Realtors.  By working, I mean a Realtor who is actively selling property.  Someone who hasn't sold anything in years and spends their time lecturing to working Realtors on how to be successful has no business being called an expert.  JMHO
