Before 2012, the most recent high sold price per sq. ft. was in 2008 at $111.97/sf and down to $99.42/sf in 2011.  In 2012, there's been one (1) sale for $210,000 or $112.30/sf, selling for 96% of listing price, averaging 71 days on the market.  In 2011, the average days on market were 124 days.

That's about the same price per square foot we get up North, but our neighborhoods are not that nice.

Thank you, Doug!  Yeah, this development itself has lower prices and I'm not really sure why. Quality wise, the homes are on par with similar developments selling in the $120's.  It has large lots.  I'm in awe just how quickly the Greater Baton Rouge housing market is bouncing back into very high sales prices, depending upon location and subdivision.
