Broker Bryant sliding into 2008 with a challenge!

By
Real Estate Broker/Owner with Tutas Towne Realty, Inc and Garden Views Realty, LLC BK607690

Whee!!!!!! Slip sliding away!Well here we are just a few days away from 2008 and all I can say is "Thank God I made it through 2007!" This has certainly been one of my more challenging years as far as Real Estate goes. But you know.....it wasn't too bad.

Granted my sales volume was down about 30% from 2006 and my income was also down but.....I'm still here and I'm looking forward to next year.

I was fortunate to have made some good real estate investments during 2004 and 2005 so I'm now able to sell off a few properties to supplement my income. Also, as most of you know, I'm now Brokering my family's Disney Vacation Club Resale business, Garden Views Realty, Inc.

TLW and I just moved into our new home. So I now get to work out by the pool all day. Hey someone has to do it!!

2008 is also going to be very challenging but I'm really looking forward to it. I work better under pressure.

Next year will start my 14th year in Real Estate and my 10th year of owning Tutas Towne Realty, Inc. So I guess I'm over the proverbial hump!

This past year has truly been an adventure in Real Estate. My market, Poinciana Fl has seen a tremendous decline in property values. Folks are losing their homes to foreclosure at an alarming rate and REALTORS®, builders and mortgage brokers are going out of business.

While all of this may sound very discouraging I am in fact encouraged. My strategy for 2008 is to expand my business. That's right, I intend to concentrate on growing my business and increasing my market share. Starting in January I will be looking to hire at least ten agents.

I will be looking for experienced REALTORS® in the Osceola County area who are able to work from their homes. This is something I have not done before but I feel the time is right.

TLW and I opened Tutas Towne Realty together and have always worked by ourselves with just an occasional Buyer's agent to help with my Buyer leads since working with Buyers is not something I enjoy or do often.

But times they be a changing.

This post is not a solicitation. I will be hand picking the REALTORS® I have an interest in recruiting. Instead this post is about forward thinking. It's about turning adversity into opportunity. It's about being willing to make a change when change is needed.

I challenge all of you, who may be struggling in your business, to reevaluate your business and see if there are areas where you can make changes. A down market is the perfect time to capture market share.

Adversity creates opportunity. I plan on taking advantage of it. Do you?

If you're not moving forward, making plans and setting goals then you might as well quit, and you're obviously no quitter!  All the best for 2008!

Bravo Bryant & TLW!   I applaud the broad scope of your approach!  Not all REALTORS® had a bad year. It is a matter of perspective, hard work, diligence and perseverance.  For some of us, "NO" is not an option. What differs from this year versus past years, is... it took more work to achieve results. Real work.  Follow up, follow through and being available at inconvenient times.

The thinning of the herd, is a good thing overall.  Many people came into this profession for the wrong reasons.  For those professionals who have a true calling in Real Estate, they will survive and thrive.

Ardell...Here is a link to my post about our move. <CLICK CLICK> We downsized because the lake house is just too big for me to keep up with.

Allison...I am so glad you feel that the thinning process is a good thing. That is not a popular opinion right now. I know many sales people who left high paying careers to chase the big bucks during the boom. These same people are now leaving this business in droves. Our profession is not for the faint of heart :)

Blog Boy...Thank you. I don't really want to deal with nonsense. But, I will fire people for you. I am good at that. If I remember correctly the last time I fired someone I did by email and never heard from her again. Seems to work for me :)

BB, that sounds like a GREAT plan- there are going to be quality agents that want a change.  You'll do really well with highly motivated new agents, as well- who wouldn't like Friday meetings at the pool?  I'll be watching- based on some of the comments, sounds like this change will be fantastic for blogging material, as well.  Here's to a 2008 that rewards ingenuity.  Are you going to change your blog to "Poolside Chats from BB"?  Congrats on the move!

Bryant, I think you guys are smart.  The people and companies leaving the business are going to leave some empty space.  You can fill it.  And you have the benefit of enough years to have seen and worked in different kinds of markets.  You really have a leg up over the people who jumped in during the boom and can't figure out how to adjust their strategies to the new market conditions.

Laurie, I'm hoping I can snag a few good pros. Not sure I want to do the training thing. But who knows?

Patricia, Thanks for the vote of confidence. I hope I have enough to offer to make it appealing to some. If nothing else I can teach them how to blog!!!

Hi Bill, Not sure if it will be great or new but hopefully it will be successful.

Hi BB & TLW,

We applaud your turning lemons into lemonade approach as this is the only way to look at things as we believe there is always a silver lining in anything you do.  Best to you both in your new home, business and the New Year ahead!
