I have been a fulltime inspector for almost five years, and have performed over 1300 inspections.
Some easy things to do pior to the inspection:
!. Clean gutters and downspouts- extend downspouts to drain away from the house.
2. Fix all leaks; replace O-rings in washerless faucets. Secure toilets if loose.
3.Test all GFCI receptacles and breakers. Label breakers in panel box.
4. Clear stored items to provide easy access to the attic, basement, or crawlspaces.
5.Service heating & air conditioning- chage filters.
6. Check that all windows and doors open and close correctly. Replace damaged weather strip.
