The Difference Between Decorating and Home Staging

One of the biggest misnomers when it comes to preparing your home for the market is that staging is a lot like decorating. The truth of the matter is that while there are some things that are similar, there are some huge differences between the two.

Let's first review the similarities between decorating and staging:

  • Both require furniture and accessories
  • You shop for both (stagings and decorating) at the same stores.
  • Both aim for the home to look nice

Here are the differences:

  • When decorating, you're striving to achieve a look that YOU like. When staging, it's NOT about you. Instead, it's all about the potential buyer.
  • When staging, it's all about selling the "real estate" the home has to offer. For example, the extra chair in the living room, which may look great in a decorated home, may just be eating up too much space if the home is placed on the market.
  • Decorating is very personal. Staging is the exact opposite. In our Atlanta home stagings, we minimize the personal touches (e.g., family photos, mementos, etc.).

This is so true! When staging think about what potential buyers you will be attracting. Any thing that is purely sentimental will not really help the sale at all.

This is what sellers need to understand...I've had many home staging consults where the seller isn't expecting to have to change much because their home is "custom" decorated.  Those usually require just as much work as the cluttered ones, LOL!

Kathy, so true and so well said. And, I agree that it is often the "decorated" ones that are most challenging...had to convince sellers yesterday to take down a huge picture of Ronald Reagan, like personal pictures and such, political items must go as well.

I just had this conversation with a client last week who expressed that their home had be 'designed by an interior decorator'. Yes I agreed, while lovely it reflects your personal style and taste not necessarily that of every buyer walking in there. When staging to sell we aren't selling stuff or our style, we're trying to focus the buyers eyes on what actually stays with the property and what they're buying and it's rarely your things!

Excellent post as most sellers confuse the two. I've often found that people answer with 'Oh, I know how to decorate'. What that tells me is 1) they don't know how to decorate & think they do 2) their house is what we refer to as 'over staged' & plump with furniture.

I've found that some home sellers have a hard time with this concept. They have trouble visualizing the end result. I'm sure your collection of before and after photos helps them understand the distinction.
