You are right.  A great condition homes sells, while if not, may be on market a long time and lose price.

   About the Neighbors - when I am working with Buyers, I suggest that they come back to the subject property on Friday around dinner time, or maybe on Saturday.  The neighborhood that was so quiet when they saw the property on a weekday morning, may be a bit louder when the neighbors are home.
