Our group is "Short Sale Specialists".So far I am the sole member. Am I in a bad group? When I'm by myself, I'm told-" I'm in bad company. I am going to blog as often as I have the nerve to do so. I am going to write about my experiences. I'm 68 and have less time than a lot of you (is there a you out there, reading this?) I'd love you to join SHORT SALE SPECIALISTS and contribute.

 

Does the fact I have't told my wife she is part of our group "SHORT SALE SPECIALISTS," COUNT? BECAUSE i'M OLDER THAN MOST OF YOU (IS THERE SOMEONE OUT THERE?) I ALREADY KNOW YOU DON'T TELL YOUR WIFE ANYTHING. YOU MAKE SUGGESTIONS YOU RECOMMEND. YOU INVITE! YOU BEG! There you may have learned something already.

I'm doing this to increase my business to get more money to advertise to sell more houses and help more people to increase my business to get more money to sell more houses to help more people to get more money to advertise to...........................

Cecelia and I took a course from Zig Ziglar called "Train the Trainer". We flew to Carrolton, TX and had the pleasure of meeting Zig Ziglar and learned what most of us know in our hearts, "You can get everything in your life you ever wanted, if you help enough other people get what they want" The course was great. We learned techniques that have helped us in all areas of our life.

Up front- There are very talented people that I read to learn from regarding short sales. Having said that, I am going to blog about customers and transactions, what went wrong, what worked, how could I have done it better.

I will be truthful. I always see the humor in things (like imagining there is someone actually reading this (I'm 68. You can't trick me)

I went with my broker to meet a woman that has 8 properties, most of them bought at excessive prices and all highly leveraged. She is fairly well stressed out. I'm pretty good with stressed out people. I'm a retired stock broker and was known to have caused a fair amount of stress myself in other peoples' lives. To make a long story short, we got the listings and now I had to learn what to do.

Cecelia and I drove to Tampa and took a 3 hour seminar. We learned the language and got enough background information to enable us to proceed. Cecelia is great with paperwork and organization. She is a great listener and puts people at ease. I get people excited, wanting to do something! We are becoming Serious short Sale Specialists. I am torn between saying I know next to nothing and my commitment is to be the best I can be in this area. I don't want to focus on what I don't know. I want you to know I (we) are getting better every day, every conversation, every e-mail!

I'm stopping. I hear a voice (It might be my inner child- it says shut up, stop wasting your time, no one is out there. Even though my mother used to tell me "there's something just not right about you" I have no pride. I'm into it and there is no quit in me.

I reread my blog and mentioned I am 68 3 times. It must be an issue with me. It may be true, but I still don't think 68.Next time I'm going to write about our customer with the 8 properties.

Your head exploding is illegal in 32 state and one district. As for the post there is something for everyone, true, but you have to know where to find it. Take two aspirins and call me in the morning.

It takes time to develop readership. With 60,000 + members that is a lot of reading.  Be patient, produce quality content look for snappy graphics to draw the readers attention, and most importantly share what you know.  Most will appreciate all of those things particiularly the information you can impart.

Kieran- I will join your post. For Cecelias sake. But also because I would like to learn about short sales. We don't do many here in Suffolk Cty. NY. But I have to believe there will be some. It's hard to find a course on this around here. The ones that I have looked into just seem to be looking to make a fast buck.

Since you are older and wiser , I have a question for you. If a man makes a statement and there is no woman around to hear him, is he still wrong?

I hope your speciality goes away soon I am getting tired of the problems people are having and would be a lot more fun and less stressful for this 59 year old if we could get back to a more traditional market.

Kieran..I ran into a lady with 21 properties, same story. She had friends with 8 properties, same story. In the present market, just listen, learn, and advertise for investors to buy the homes. Banks don't want to accept offers from buyers seeking financing, so just write up all the listings, and look for people to buy the properties at a discount. You will learn a lot of this will waste your time trying to get a good deal for your seller, its not going to happen. Your highly leveraged seller has already pulled the equity out of the properties, or bought so high in the market that there is no out, except for foreclosure/short sale.

My very serious advice is to just list the properties, and go get more. I would not advocate spending a ton advertising the indiviual homes, just a constant generic ad stating that you have x amount of foreclosure/short sales to choose from. That keeps our phone ringing. ANd I don't care how old you are, and niether will your clients. Go for older investors with cash to spend on these homes that can be bought for 25% under market. They aren't getting that in the stock market!!!
