Different portions of Columbia saw different levels of activity this past March.
In the 21044 zip code, total sales volume decreased 30% when compared to last year, going from $10.3 million in 2011 to $7.2 million this year. Though the average selling price was slightly higher than last year, eleven less homes were sold (23 vs. 34). On the bright side, though, homes stayed on the market on average for 51 less days, going from 115 days to just 64.
21045 saw a positive change from last year with $9.5 million in salves volume compared to 2011's $7.9 million. The average selling price was up almost 20% compared to last year with the number of units sold staying equal at 31. Once again, homes stayed on the market less, a good sign that activity seems to be gaining steam.
In the 21046 area of Columbia, sales were down, decreasing from $4.6 million in 2011 to $3.8 million in 2012. Five less units were sold, 11 this year as opposed to 16 last year, though the average selling price was 20% higher. While both other portions of Columbia had homes sell quicker, 21046 remained fairly stagnant compared to last year (an average of 124 days this year compared to 125 in 2011).
