To tell you the truth, even such relatively small niche as condos, and even on such geographically small place as a narrow barrier island in Daytona, and even only in Daytona Beach Shores, a small town south of Daytona Beach, is still a big place for me. Royal Atlantic in Daytona Beach ShoresI know some condos, and I do not know some at all. There are still condos in the area, where I have never been.

Royal Atlantic Condominium in Daytona beach Shores is one of those condos.

11-stiry 40-unit direct oceanfront condominium in Daytona Beach Shores was built in 1988. 34 units per floor, two of them 2 bdr/2 baths, and two are 3 bdr/2 baths. Units are set diagonally. North-west and south-east units are three-bedroom, while South-west and north-east units are two bedroom/2 baths.

So, there is one direct oceanfront 2 bdr/2 baths, and one 3/bdr/2 baths, and two other units have great ocean and river views, but they are not direct oceanfront.

There is even one 4-bedroom / 3 baths unit, which developer has initially left for himself, and because of that there is one 1-bedroom unit. Interestingly, the developer's unit is not a penthouse, as many would imagine, but is on the 7th floor. Why would that be? I do not know the developer's reason, but I think it is because the best views of the ocean if you are that close to it is on lower floors. For me the highest would be 6-7th floor as well. And still an excellent view of the river.

There is a decent size outdoor in-ground oceanfront pool, underground parking with reserved spaces for each unit, plus second cars and guest parking on the ground level. There is also exercise room with Jacuzzi, sauna, and locker rooms on the first floor.

Units are good size. Two-bedroom units are 1,505 sf, and three bedroom units are 2,085 sf. Inside laundry, wrap around balcony, excellent views of both the ocean and the Intracoastal, because this is a very narrow part of the barrier island.

There is a «No pets» policy, rental limitations – 2 months minimum, maintenance fee is $490.00 a month regardless of the size of the unit.

The condominium is like so many other condominiums, and still there is a difference. This difference is its size. Only 40 units is what makes it different from its bigger competitors. At 40 units it has this homey feel. Owners know each other. I live in a condominium where there are 187 units, and I do  not know owners besides just a few.

In Royal Atlantic everybody knows everybody. Out of 40 owners only 16 are out-of-state. While it may sound like a lot, it is not. On average, there are 30-35% of units owner occupied, and the rest are vacation/second condos. When the market gets very hot and prices are hot, the statistics reverses to 65-70% full time owners and 30-35% vacation/second condo owners.

Keep it in mind if you are thinking of retiring here, and would like a place where you are a member of community, this could be an excellent place for you.

Presently there are 3 condos listed on MLS. Oceanview 2/2 for $225K, oceanfront 2/2 for $299K and oceanview 3/2 for $349K. No contingent or pending sales at this time.

There was only one unit sold in 2011. It was a 3/2 oceanfront unit closed for $275K in January 2011.
