Analyzing The Housing MarketThe Camp Lejeune Jacksonville NC Real Estate Market Report, comparing 1st Qtr, January - March results in 2012 to January - March results from 2011 shows a continuation of the trends that have carried on throughout 2011 in our local market.

Re-sale homes continue to have decreased sales numbers in the market, down 18% over the same time period last year, while new construction continues to maintain their sales numbers and increased their market share of local home sales. There is still an abundance of inventory on the market, so I do not expect any change to this trend as we move through 2012. Average sold prices have increased for new construction, and though decreasing for re-sale homes, not at the catastrophic levels reported elsewhere in the country. As our market has not been significantly impacted by short sale and other distressed property sales, I do not expect any significant changes to these trends through 2012.

Increase of: 54 or up 10 %

Avg Sold Price 1 Year Ago: $175,573

Increase of: $1,948 or up 1 %

 

New Construction Single Family Home Sales for the January to March 2012 time frame:

Sold Current Period: 384Increase

Sold 1 Year Ago: 287

Increase of 97 units or up 34 %

 

Avg Sold Price Current Period: $186,740Decrease

Avg Sold Price 1 Year Ago: $191,959

Decrease of: $ 5,219 or down 2.8 %

 

Re-Sale Single Family Home Sales for the January to March 2012 time frame:

Sold Current Period: 198Decrease

Sold 1 Year Ago: 241

Decrease of: 43 or down 18 %

 

Avg Sold Price Current Period: $159,596Increase

Avg Sold Price 1 Year Ago: $156,061

Increase of: $ 3,535 or up 2.22 %
