As a Realtor living and working in the Phoenix Metro Area I am often asked what parts of the Valley are selling well? All real estate markets are local. Local meaning specific neighborhoods, subdivisions or zip codes and most often that is the market data that I supply to my clients. However, sometimes it's beneficial to look at larger areas to identify trends that might not be so easily found in smaller samples.

In this Market Report we're looking at Anthem, AZ 85086.

It appears that the Anthem market woke up over the past 30 days and decided to join the rest of the valley with total Active properties down 15% month over month.

Availability of REO's and Short Sales continues to decline, however, at almost $30 per square foot less than traditional sales they are great bargains when you can find them.

And speaking of Traditional sales, sold prices are up 5.8% month over month.

What does this mean to Buyers and Sellers in the Anthem, AZ 85086 area?

I'm going to sound like a broken record but the numbers don't lie. Prices are rising, REO and Short Sales are being absorbed faster than predicted a year ago and the demand for homes is steady if not increasing. Home builders in some parts of the Anthem area have had more than one price increase in the last 9 months.

If you're going to buy a home in the Anthem area in 2012 buy it now. Prices will continue to rise and while there is a smaller inventory there are still great homes out there for sale.

If you are going to sell your home in 2012 list it now. Fewer competitors means a better chance of getting fair market value for your home.

If you need to sell your home and move into a larger home this is the time to do so. I believe 2012 is going to be a year we talk about in the future as a year of great opportunity. Great to see the solid numbers for the 'normal' property transactions in the Anthem, AZ real estate market, Nancy.  You always do such a great job of presenting the market statistics. This information is so useful for buyers and sellers - and they can only get it from a REALTOR that knows her market!

Nancy, isn't our Anthem market CRAZY!!!!  My only question - who turned on the light switch?  Multiple first day offers, rising prices, very low marketing times and low inventory - finally, the Anthem Phoenix real estate market is returning.  Great job.

5.8% MONTHLY increase..??!?!  Holy smokes!  Anthem really set the bar for master-planned communities - we've done a lot of work up there and I'm not surprised it's finally catching up with the rest of the area's markets!

Karen, I agree it's good to see the traditional market making up the vast majority of active listings. We are heading towards a balanced market but it's going to take some time.

Thanks Juli, you're right it's good to see such a great community catching fire with the rest of the valley.

Sharon, it took a while but prices are rising in Anthem and based on inventory that should continue.
