Fountain Hills Homes for sale

Total Active Listings in Fountain Hills, AZ 85268, 85269 are down by more than 30% over the past six months. A substantial decrease but not as severe as other parts of the valley.

78% of Active Listings in Fountain Hills, AZ 85268, 85269 are Traditional (Normal) and that is very good news. Total closed are up more than 100% and that is right in line with other parts of the Phoenix Metro Area.

Dollars Per Square Foot Sold has risen over the past 6 months in Lender Owned (REO), by 12% and Short Sales (SS) by almost 20% with a slight increase (2%) in Normal Sales.

REO's and Short Sales offer substantial dollar per square foot savings if you can find them. There were only 19 REO and 14 Short Sales in all of Fountain Hills, AZ 85268, 85269 for the past 30 days.

What does this mean for buyers and sellers?

If you are considering buying a home don't wait, do it now. The available supply is not going to magically increase over the next several months and prices will continue to rise.

If you need to move from a smaller to a larger home to accommodate a growing family the time has never been better. Smaller "entry level" homes are in high demand by first time home buyers and investors while the demand for larger more expensive homes, with some exceptions, isn't as intense.

Good Morning Lottie, it is nice to see REO's and Short Sales as such a small part of the market in Fountain Hills it indicates a area of the valley that is in full recovery.
