They cite low inventory and rising median home prices as reasons, but fail to mention that rents on single family homes are pretty high compared to the cost of homes right now.

My presumption is that families who have lost their homes to short sale or foreclosure aren't too excited about renting a 2 bedroom apartment, so they are looking for single family homes to rent. I've been thinking about keeping my home as a rental for a few years rather than selling it right now myself.

My investor list has been focusing on Utah rather than Arizona and Nevada lately for good reasons.

Utah is located closely to the sand states but we have water, lakes, mountains, skiing, I could go on forever.

The part I hate is when investors choose to pay cash since I like providing the financing but that is slowly changing as we get more files to pass underwriting.

Also, don't forget, SD IRA's as an option to diversify your portfolio.
