A Year of Firsts

This has been a year of firsts for me. I finally experienced a listing go to expired and not be relisted then sold. I have had three listings go expired this year. Three more are set to expire on January 1st.

I have also fired a listing this year. Yep, pulled my sign and lock box for sellers non performance. It felt good, but it's still a bad sign.

This year I have also walked away from more listings than I have taken due to unrealistic seller expectations.

I want to get back to a market that isn't tumbling weekly.

2008 is a new year. I have already experienced positive things that point to the next year being a great year. The firsts that I have experienced in 2007 have made me a better Realtor. The fact that I am still here is a great testimony while 40-45% of my colleagues are working some where else. Cream rises to the top. Those who didn't prospect, hold high standards, and ethics are now out of our way. When we experience a full upward market swing, those that are left will be better for all the new things that 2007 taught us.

Do you only represent Sellers?  I often wonder about that. We do both...whichever one comes up....I love buyers right now :)  Hey....2008 is going to be wonderful!

Sally- I am the listing specialist with our team. I have two buyers agents. The buyers have been keeping us going. I agree with 2008.

This is the first year that I have also had listings expire.  I think a lot of sellers are still living in the boom market.  They have to have their property sit on the market for awhile before they come down to earth about their selling price.  Then they go down the road and list it cheaper with anolther agent.

This is the first time I have had listings expire too!  WAAAAA!!  I felt like such a failure with my first one expiring in Feb.  I have fired two sellers myself and refused lots and lots of listings.  But it feels good :)

I want the market to come back also, QUICK!

Jim- Your right! I had a seller list it with another agent at the price I was recommending, and wallah it sold in a week. We don't have crystal balls, after it's listed, the price needs to follow the market.

Renee- It's a hard pill to swallow. I am taking all listings now if they are close. A large inventory will be king when the market heads up.

I have been concentrating on buyers as Roberta mentioned, but now that 2008 is right around the corner, I would like to grab some "choice" listings. I will not just take anything! If it seems the owner(s) are too much trouble, then my services are not for them.

I currently have a listing which will expire, and we already discussed relisting. The price has been reduced and might be reduced again. Hardly any traffic to the home.

I am also ready for a great 2008. I don't think there is going to be an upswing in 2008 market, the current trends will stay until it levels in late 2009. Upswing wont be for some time. That just my own opinion.

Joseph- I see an upswing to start 2008. It will last until summer, and then we will go down again. After the election, about March 2009 we will be going up again. That's my prediction. Don't take short listings. I am not taking anything under 8 months. Trying to contract for a year. Have a great 2008, and I hope we are both right with an upturn in the beginning of 2008.

It's actually good for listings to expire (maybe not your own) and for them not to relist, because it will help reduce the inventory level.
