How many homes do you view before making an offer?

When I started in real estate, I was told to show no more than 12 homes to one buyer without getting an offer. If the buyer did not make an offer after viewing 12 homes, I was told to dump the buyer.

Since I moved to a smaller area of La Quinta, California, and we have less inventory and choices for buyers, I upped that number to 20 homes. I find I can usually show buyers 4-5 homes and know exactly what they want and the area they will like. I also know the inventory in our area very well. I can usually show the buyers no more than 10 homes and get an offer.

Ido not dump buyers unless they are unrealistic in their demands and desires.

Lori, I typically won't dump a buyer, I usually can find that special home for them. 10 sounds like about the right average for a buyer to feel comfortable with their purchasing decision.
