Triple Treat or Triple Threat... or How I Guarantee You'll Get Your Home Sold This Time!

 Your home has been on the market.  You had high expectations when you decided to sell.  You probably put in a lot of effort getting the place ready, long before you ever seriously sat down and interviewed Realtors (you did interview several, didn't you?)

Then you picked the player that you had the most confidence in.  I'm almost willing to bet she talked up such a good game, convincing you they could bring you ‘top dollar' for your home and not to worry about the rumors of a housing bubble - after all, it is just a figment of someone's imagination. 

Before long the excitement started to wane as the days turned to weeks and the weeks months before your ‘listing' finally expired and came off of the market.  Perhaps you thought you would take some time off and regroup, perhaps wait until after the holidays -see what the spring buying season brings.

So now you think you want to try again, yet you are afraid of getting sucked into the same trap and making the same mistake all over again.    So what do you do?

First, interview more than one agent and don't even consider an agent who is not a local.  You don't need an agent who lives 30, 45, 60 or more minutes away.  It is impossible for them to properly service your listing - I don't care what anyone says.  All Real Estate is local and so should your agent be.  Period.

99% of the time, the reason your home did not sell is because of the real estate agent you chose. She simply didn't have the "skill or mind set" it takes to market your home effectively.

Marketing a home takes more than just sticking a sign in your yard and putting your property up on the MLS (Multiple Listing Service); any agent can and will do that!

To sell your home in today's market place takes aggressive, innovative marketing!  Not only does your agent have to have the skills to put together a nice brochure, they have to have computer and internet skills; they have to network with other local agents; they have to be 21st century agents and not ‘old school'.

So you ask, "John - what do you do that is so different?" and "How are you going to back it up?"

Great questions and I'll answer the first by saying that I'll put my money where my mouth is.  Without going into the details of my exclusive 104 point marketing plan here, (I can only share so much in public, because my competition is watching me, very closely to figure out just what I am up to.)

Now once I reveal my Triple Threat Guarantee, I am sure that the other agents in town may start to feel threatened as soon as they figure this out - but remember, you read it here first on January 4th, 2007.

Oh, and I only call it a Triple Threat to my competition, for you the homeowner, I refer to my strategy as the Triple Treat.  Basically, I put my money where my mouth is.

First, I know that one of the biggest complaints sellers have is that they never hear from their agent, as a listing dies on the listing vine heading to expired land - most agents do not want to talk to their clients, unless if they have something food to say.

Not me.  True I prefer to have good news, but I GUARANTEE that we will communicate at least once a week, until we close escrow.  Should I ever fail, for any reason, I will deduct $1,000 for each week I miss from my final commission.

Trust me, we will talk on a regular basis.

Second Threat to the competition and Treat for you is that I GUARANTEE you will be pleased with my performance.  If for any reason you ever decide I am not living up to your expectations I give you permission to FIRE ME!  That's right, all I ask is if I am getting near that point, that you and I have a chat and you give me 7 days to correct or improve and if you're still not pleased with me - then cut me loose!  When you hire John Occhi to represent you, you do not have to worry about being locked in for a long listing period.

The Third Threat to the Hemet Real Estate community is your biggest treat yet!

Right now the average time on the market before a homes sells in Hemet is roughly 105 days - average.  Yes the market has changed.  But, that's OK, remember, my money is where my mouth is - I GUARANTEE if I don't sell your home in less time that the average days on market, I will sell it for FREE! 

Let me repeat myself, I WILL SELL YOUR HOME FOR FREE, if I don't sell it in less time than the average days on market.
