How many times have we heard that? !

We actually got that from a neighbor of one we sold recently.

 

So let's think about that Mr. & Mrs. Potential Seller. Your neighbor "gave" their house away!

 

She gave it away!But wait, someone actually did pay them money for it. And it probably was a buyer who had looked at several homes in your neighborhood. So that buyer probably had an idea was kind of home value they could get for their dollars. Naturally if they are like most buyers, most people, including you, they want to get their money's worth.

 

Actually Mr. & Mrs. Neighbor, that is what you would do isn't it? No?

 

You mean you wouldn't ask a seller to sell for what you were willing to pay or could get next door? Of course you would!

 

Here is free moneyAnd Mr. & Mrs. Neighbor, do you think if your neighbor could have gotten more, they would  not have taken it?

 

Do you really think they were willing to "give" it away? Do you really think they would give their hard earned dollars away?

 

Let's be honest Mr. & Mrs. Potential Seller, your home is only worth what a buyer is willing to pay in TODAY'S market.

 

 

 

We have buyers! We need Sellers!

Bob: The reality is, everyone wants a good deal.  Add in that many homeowners have an over-inflated sense of what their home is worth and it's a recipe for plenty of community gossip.  You said it well...a buyer is only willing to pay what a home is worth in today's market.

You try and try to tell sellers and buyers to put each other in their own shoes...sometimes it works and leads to mutually agreeable contracts and other times we bang our heads on the wall. Good post!

Some people just need a wake up call. I've got a listing coming up and I'm getting the "if they got $899K for THAT place, mine is definitely worth $1.1" - Really?  Her house may be nicer, but not THAT much nicer. It's going to have to appraise!

Thanks Jenny, ask them home much it would cost for a buyer to buy the $899k and fix it up to her condition.  Probably a lot less than $200k!
