When you first thought about becoming a real estate agent, probably even before you had your first pre-licensing class, I bet you had high hopes of making $100,000 your first year in the business. I haven't met an agent yet who didn't have that goal. You eagerly affiliated with a broker and started on your quest, only to find out that it's not as easy as you thought.

Real Life vs. Reality TV

It could have been you watched just a little too much HGTV and believed that you showed three or four houses and you wrote an offer and they moved in. After finding out it didn't quite work that way you became disillusioned. Not only did it not work like it did on HGTV, you couldn't even get a client. What happened to all of your friends who you thought would be lining up to work with you?

You go to your manager for some quick relief only to find out that they don't have any clients in their hip pocket to give you. They suggest you do desk duty and open houses, but you've tried both of those and they didn't work. The phone didn't ring and the only two people who came to the open house already had agents.

We've All Been There

Every successful real estate agent knows exactly how this feels. No one tells you how long it takes to get your business up and running. No one tells you how much work it takes just to get a client. No one tells you that once you do get a client they want to see 50 houses all over the city. No one tells you how unreasonable they will be when it comes time to make an offer. No one tells you how they will nit pick the home inspection to death. But we've all been there.

You just have to believe as you did before you got into the business...that you can make that $100,000. You just have to have a mind shift. Being a real estate agent is a JOB, and a job requires WORK. Put your head down, write a plan and work that plan. It may require you to work 7 days a week for a while. And you may not get your first client for months. But know this, you will get that first client and you will be successful, but you have to put in the time and change your mindset.

I find that many of my clients have watched too much HGTV and think that every home they see will be "TV ready." When I take them to their first short sale and the place is a mess, they are shocked. The DC area is very expensive so when people come from other parts of the country and think they are seeing an expensive home, they expect to see a very clean and sale-ready home. I often hear the comment :do people really live like this?" and that is when I know they are watching real estate TV.

One of the things I've learned over my many years in teh real estate business is to be prepared for whatever might be behind that door. While sometimes there are a lot of surprises that are challenging, the fact that every day is different than the day before makes real estate a very exciting career.

My advice for new Realtors is to get on board with a real estate contact management system to manage and store their clients and prospect info in one place.
