Open Houses - work or not anymore?

Well, Plymouth has done it again ! We have a bad rep locally for any kind of open house & today proved no exception - widely advertised to brokers, offered food & refreshments .... beautifully sunny day & gorgeous pondfront property ...... and only 2 people show up !!

Would be interested to hear what other realtors experience around the country?? Now Plymouth is the largest most rural township in all of Massachussetts & rarely ever results in successful open houses. So lets hear from other brokers!

Effective, but such a small percentage, I feel may be time used a better way. The low end homes get a ton of traffic however perhaps a better lead generator. I have also found the cheap trashed homes do great Go-Figure..Everybody is looking for a bargain

Hey Ray,

I haven't done any Open Houses recently.  The last one was a total no show after personally inviting several of the local brokers and agents with phone calls by my assistant at the time.  That was over a year ago.  I'm thinking about another one but somewhat reluctant at this point.

It's a real crap shoot Ray.  Buyers seem to flock to the low priced houses, then complain that it needs too much work.
