Homework for New Homebuyers

By
Real Estate Agent with The Romanski Group/ Keller Williams Realty

Loan Application-If you are not pre-approved, you will need to fill out the paperwork required by your lender to begin the loan application process within a certain period of days, as written in the purchase agreement.  This begins the chain of events that goes from application to credit report to appraisal to loan approval.

Whole House Inspection - You will need to schedule your whole house inspection within a certain number of days (as per the purchase agreement).  The inspector will meet you at the property and complete a thorough inspection of all components of the home.

Homeowners Insurance-Once you have loan approval you will begin shopping for hazard insurance.  Lenders require 12 months insurance paid prior to closing and will ask to see your receipt and what is known as a "binder" which is a summary of your coverage.  Costs vary depending on the company and coverage you choose.

Change of Address - You will need to complete a change of address a few weeks prior to closing to ensure your mail delivery will be routed appropriately.

Utilities - Contact all of your utility companies as well as any additional service companies that you use such as bottled water delivery, food delivery, etc.  It is a good idea to contact all of these service providers a few weeks prior to closing.

Start Packing - Start packing as soon as you have a signed and accepted purchase agreement.  This will help reduce your amount of stress and any last minute packing.  Try to label each box with the room that it will go into so that anyone helping you move can place the boxes accordingly.
