Staged and Sold in 5 Days

Staging for 2012 sells Colorado Springs 1963 home in 5 days. No home is priced so low that it cannot benefit from staging. Priced under $200,000 is the sweet spot for home sales in the Colorado Springs area. 74% of all sales in the 1st quarter were under $250,000. So, yes it will sell...eventually. Staging will sell it faster and, maybe most importantly, closer to the price you want versus $5,000-$10,000 lower. Invest as little as $550 in Staging to gain a 299% return. That’s $2,194.*  Always better than a price reduction.

Here's a prime example of how a well loved, but a little neglected family home can benefit from a minimal staging investment. Its a common scene anywhere in the U.S. today where the Sandwich Generation moves their parents to assisted living and find they have neither the time, nor the finances to make the necessary improvements in order to list at top market value. How do you net the most money out of an extremely limited budget? Hire a Professional Home Stager.

Investment property. First-time homebuyer. Down-sized, retired couple. All perfect demographic markets. The problem is their eyes glaze over because potential Buyers estimate too much money to rip out and replace the carpet, strip the wallpaper, paint and remodel bathrooms. The Seller's REALTOR suggested these improvements as well as staging. Cleaning, decluttering and staging with the homeowner's items and a few accessories were all the budget allowed.

Carefully considered staging strategies by Front Porch Interiors, Colorado Springs, were implemented to convince any potential Buyer who walked through the door to say, "I want to live here."

25-year-old window valances were removed to let light in. Buyers in our sunny, but cool winter climate appreciate window treatments if they compliment a room or mountain view and are acceptable to most décor styles. With the addition of contemporary artwork and a beautiful rug, the wallpaper has now become a design element in the room. Staging can turn what could be viewed as a negative into a chic positive.

Simple, fresh, updated design choices appeal to virtually everyone's design aesthetic.

Built-ins are money in the bank. Stage them to reflect lightness and air, not clutter.

Professional Home Stagers are masterful marketers. A few well-conceived, artistic elements throughout a home will elevate the perception of value in a Buyer’s mind. Can you afford to miss out on this highly effective, super affordable, yet huge-return-on-your- investment-marketing strategy to sell your home? Contact your REALTOR to find out how you can benefit from a Professional Home Staging Consultation.

Exactly right. Kathy. Hiring a professional home stager is a surprisingly small investment, but can yield an enormous return on the value of your home. I love that rug, too. Thanks!

Thank you, Ana. Clutter had been accumulating for many years and the homeowner gave most collectibles to family, or donated, but the rest is being sold by an auction house.

Kim - You did an amazing job!  Any home, no matter what price point, is worth staging.  I love what you said:  "Built-ins are money in the bank".  So true.  Look how you transformed these cluttered eyesores into chic, design elements that everyone would be clamouring to own!  Fab!

Thank you, Sally! You're so right. Staging adds an incredible amount of value to any home. I absolutely love built-ins and this one was a gold mine. Its hard for homeowners to see that its really not necessary to put something on every shelf, let alone every square inch. And, it doesn't all need to be books, try a fern, pottery, small artwork - mix it up, but keep it airy so Buyers will notice the nice amount of storage.

What a great example of home staging and redesign.  10X's better, hiring you was the best call they could make.  Out with the old in with the new with minimal dollars spent.  Sometimes, it only takes a few key pieces to bring it all together for a new fresher look.

Thank you very much, Gary. It is amazing how much bad wallpaper is out there. The newer, more graphic patterns add a lot of impact, but the application is typically more appropriate for an interior redesign, paint would be the better choice - pragmatic and economic.

I appreciate your feedback, Linda. It was great to breathe new life into the home without changing out the furniture.

Hi Cindy, thanks for your support. You're right, some stagings just come down to artwork and accessories. A very cheap rental cost.

Kim,

Congrats!  I always suggest staging up front......and when it is time to make changes to increase flow long before the pedestrian price reduction.  Sellers are so slow to bite on it.

You really outdid yourself on this one, Kim!  This is a perfect example of the power of reduction!  Great evidence to show all the nonbelievers just how much of a difference a stager can make....for very little investment!

Thanks so much for your support of staging, Dan. Our industry could use more REALTORS like you who understand the return on investment staging can make for both the homeowner and the REALTOR - a higher offer.

Hi Sharon, talk about outdoing...you, Roger, Kathy and the gang sure did a terrific job with the contest! Thanks for stopping by and commenting, I appreciate it!

Kim, that first photo of the porch looked like a kids area for playing house. You de-cluttered and added style, as a fellow designer/ graphic designer, I appreciate that.

It is impressive how the living room's wallpaper was brought into 2012 with the de-cluttering and updated pieces.  Instead of it looking like it must be removed, it now looks like it was just added to go with the overall look.

Thanks so much, David. The pictures are mine, but I have to credit AR's SEO guru, Tammy Emineth for my header. She rocks.

Hi Ellen! I appreciate your designer's eye and feedback. Keeping it simple and clean were two of the key changes here.

Exactly right, Athina. My intent was to show how grandma's wallpaper could actually work to the Buyer's advantage. Wallpaper is quite the design trend and this particular one just needed contemporary accessories to update the look. I stay on top of these ideas by taking cues from major retailers where I think the demographic market might shop such as Anthropologie.

Kim, your transformation of this home is nothing short of extraordinary!  You've managed to make it look fresh and inviting - and I can see why the home sold within 5 days. I've always been an advocate of using professionals to stage a property - and your example just further highlights the return on investment!
