I GRADUATED FROM FORDHAM UNIVERSITY ( CLASS OF 02) I REMEMBER WATCHING ROBUSTELLI AND TITTLE AND SHOFNER (THEY TRAINED AT FORDHAM) THINKING HOW LUCKY I AM. NOW I'M A PATRIOT FAN. I MOVED TO BOSTON IMET MY WIFE ON ST PATRICKS DAY IN NY I WAS DRUNK AND SHE WAS CHASING GUYS AND I GOT CAPTURED. ANYWAY WE GOT MARRIED AND STARTED OUR BRILLIANT CAREERS IN BOSTON. EVENTUALLY I BECAME A PATRIOT FAN. SURE, WE CHEAT BUT IT'S ABOUT WINNING. YOU'RE NOT 15 AND 0 AND DON'T YOU FORGET IT.

WE HAVE 1 OFFER OF THE 7 LEFT IN SARASOTA. WE GENERATED A NEW LISTING AND PRICED THE HOME TO SELL AND HAVE AN OFFER ENTERED AND NOT ACKNOWLEDGED BY THE BANK YET. WE UTILIZE A SPREAD SHEET TO HELP ORGANIZE EVERYTHING. WE MUST HAVE AT OUR FINGERTIPS THE LOAN NUMBER, THE SOCIAL SECURITY NUMBER OF THE SELLER, THE LENDING INSTITUTION, THEIR PHONE AND FAX NUMBER, A SIGNED LETTER OF AUTHORIZATION FROM THE SELLER, AUTHORIZING ME TO NEGOTIATE ON HIS/HER BEHALF. A HELPFUL AGENT SHOWED ME HOW TO USE THE COMMENT BUTTON TO ADD ALL THE DATA IN AN ORDERLY FASHION. A LITTLE TRICK LIKE THAT MEANS A BIG DEAL WHEN YOU ARE TRYING TO FIND SOMETHING.

MONDAY I MUST FOLLOW UP ON 2 OFFERS THAT WERE FAXED TO THE CORRECT NUMBER. WE ALSO HAD A NEW LISTING WE MUST MAKE SURE TO GET THE LOA TO THE LENDER AND ACCEPTED BY THEM.

MY SENSE OF THE PROCESS IS THAT OUR CUSTOMERS ARE COUNTING ON US TO HELP. WE TOLD THEM WE WOULD DO THE BEST WE CAN. WE ARE GAINING MORE CONFIDENCE EACH DAY AS WE MAKE THE CALLS, TALK WITH OUR CUSTOMERS.SOMEONE TOLD US WE WOULD BE LUCKY IF WE GOT I IN 10 TO CLOSE. I COULD LIVE WITH THAT. I PROMISE YOU THIS. I WILL TELL THE TRUTH ABOUT WHAT HAPPENS.

BY THE WAY TODAY WE HAD 3 SHOWINGS ON ONE OF OUR SHORT SALE LISTINGS. WE DID READ A BLOG FROM SOMEONE SMARTER THAN US AND WERE TOLD TO REFER TO TE SHORT SALE LENDER AS "SUBJECT TO 3RD PARTY APPROVAL. SO WE CHANGED THE WORDING IN OUR MLS SHEETS.

WHAT HAPPENED TODAY? WE ARE EXCITED.WE HAD 3 REQUESTS TO SHOW OUR PROPERTY IN BENT TREE VILLAGE. THERE IS AN UNRULY TENANT IN THERE. I TOLD THE AGENTS TO NOT GO ALONE AND TO BE ASSERTIVE. AN AGENT REQUESTED WE BE WITH HIM TOMORROW WHEN HE AND HIS CUSTOMER GO TO LOOK AT THE PROPERTY. THE BENEFIT IS WE KEEP GETTING TO MEET NEW REALTORS AND WE WILL NETWORK LIKE MAD. WE'LL ASK FOR HIS E-MAIL ADDRESS AND ADD HIM TO OUR DATA BASE. WE HAD A CALL FROM A PROSPECT IN SARASOTA. SHE SAW OUR SIGN AND WANTED TO ASK ABOUT A DIFFERENT PROPERTY. SHE HAD CALLED ANOTHER AGENT BUT HE NEVER GOT BACK TO HER. SHE HAD GONE BACK TO VIRGINIA, BUT HAD WRITTEN DOWN MY NUMBER. NATURALLY WE CALLED HER BACK BECAUSE THAT'S WHAT WE DO. wE RETURN CALLS.SHE TOLD ME SHE HAD JUST BECOME AN AGENT, SHE HAD A TALENT FOR FIXING THINGS UP WITH LITTLE MONEY AND GREAT TASTE. SHE WAS THINKING OF BUYING THIS PROPERTY IN SARASOTA BUT THE AGENT SHE HAD BEEN CALLING, NEVER CALLED HER BACK. WE TRACKED DOWN THE PROPERTY AND SCHEDULED A PREVIEW FOR TOMORROW. WE CALLED AND TOLD HER ABOUT IT. SHE IS HAVING A FRIEND MEET US AT THE PROPERTY AND WILL GIVE OUR PROSPECT AGENT HER OPINION. THE AGENT TOLD US IF SHE MAKES AN OFFER, SHE WILL PUT IT THROUGH US. I TOLD HER WE WOULD GIVE HER A 25% REFERRAL FEE.

I HAVE TO STOP NOW. FOR GAME TIME I'M PAINTING MY FACE 1/2 WHITE AND 1/2 BLUE.

And turn off the ALL CAPS on the post...it makes it difficult to read...but a great post...

 

And as a Bears fan I am hoping for a Giant Victory...I have another agent that is a native New Englander... Maine I think and he is about getting annoing with all that undefeated talk.

Thanks for the nice email...I too suffer from FFS...fat finger syndrome...I hit that stupid caps lock key all the time and since I have to look more at the keyboard than the screen I often find myself in caps lock mode often...my back sapce key is worn out.

 

I just subscribed too s I think we are going to see a few more short sales in the new year.
