Princeville Kauai condo (and house) + short sale update for the week of Apr 22nd to Apr 28th

The weather has been so fabulous this week I took a morning off and went to Anini. If you haven’t been to this beach before, you really should put it on your “to do” list. The waters there are fairly well protected although I did read about two paddleboarders being caught in a riptide and taken away from the shore. But on this particular day I just planned to hang at the beach. I took a few photo – and just loved this one which shows the tracks left in the sand by the waves.

If it looks like I had the beach to myself, that was pretty much the case. It’s not difficult to find your own private beach paradise what with the miles of beaches to be found on Kauai. Just another of the many reasons we love Kauai! Now on to your weekly update where you’ll see that, once again, most of the activity is confined to Princeville condos as opposed to homes.

New Listings:
Ka’iulani 8 is back as a new listing priced at $1.389M after selling for $1,939,420 from the developer in 3/08. This townhome was previously listed for $1.910M and reduced to $1.8M during the listing period of 6/10 to 6/11. Two bedroom Sealodge A3 is new on the market priced at $425K. It was purchased for $160K back in 6/9. Villas of Kamali’i 27 has a new low price of $685K. It sold for $465K in 11/03 and was previously listed from 10/08 to 10/09 for $845K and again from 11/09 to 11/11 starting at $845K and reducing to $795K.

Back on the Market:
Villas on the Prince 10 unfortunately fell out of escrow after accepting an offer on 2/24. It was priced at $895K but reduced to $835K. You’ll also see it under the price changes portion of this update. This unit sold from the developer in 2/02 for $474,320.

Contingent:
Ka’iulani 67 sold for $895K in 1/08 and went into escrow this week priced at $689K. It does not appear to be a short sale. Villas of Kamali’i 33 found another buyer after falling out of escrow on 4/12. This short sale is priced at $528K after selling for $649K in 7/04. Villas of Kamali’i 36 also went into escrow while attractively priced at $535K. Even though it sold for $799K in 5/07 it does not show as a short sale.

Sales:
Emmalani Court 422 sold for $360K while priced at $399K. This unit was purchased as a foreclosure in 9/09 for $365K.

Expired:
Short sale Cliffs 4202 priced at $399K expired. This ocean view second floor condo sold for $590K in 9/07.

Price Changes:
As noted earlier, Villas on the Prince 10 reduced. Bank owned Ali’i Kai 9F was purchased for $560K in 9/05, was then foreclosed on by the bank in 1/12, and reduced this week from $239K to $219K. Developer owned Ka’iulani 11 reduced from $1.450M to $1.350M. Now on to your Princeville home update:
