At the time of this article there are 12 oceanfront homes for sale on Neptune in Encinitas, ranging in price from $1.49 million to $5.349 million, and 984 SF up to 4530 SF – 1 in particular, a twin-home, is a short sale and given the views and size (2600+ SF with 3 bedrooms) is a terrific oceanfront opportunity for a primary or vacation home or rental.

 

There is also a terrific development opportunity totaling 3800 SF – there are 3 units (2 of the units offer 3 bedrooms); you could use "as is" for rentals, or remodel and build a magnificent oceanfront home.
