When ddeciding to sell, your first order of business should make a good impression from the moment a potential buyer pulls up to the house. A buyer's first impression of a home will include the home's exterior, the landscaping, the gutters and the front door, and general cleanliness of your home.
Peeling trim paint can be a a significant turn off in a buyer's eyes. A poorly painted exterior of the home with strange or poorly coordinated colors and you could lose buyers at the first glance. Don't underestimate the importance of good lawn care either. A lawn that looks good on the outside gives the impression that someone cares and takes interest in the maintenance of the home.
However, If you want to sell it...Paint It. Hands down, a fresh coat of paint makes a huge difference.
From my experience, painting the interior and exterior of a home will give you the best results. I don't believe there is a better cost effective improvement to your home than painting it. Studies have shown that painting can improve your homes value, or at least expedite the sale, and from my experience that couldn't be more true. Other improvements may add value but have detractions to counter. As an example, if you had just redone your bathroom the style, fixtures and accessories are affixed to the walls, meaning changing it will require much more work. A new homeowner may like it, another may not, and if you are relying on a new bathroom as an addition to the homes value, it may not work out as intended. With painting, if a buyer doesn't like the color you choose, it's a simple and quick to change for a buyer, unlike new kitchen cabinets. Why, because when you have inventory in the marketplace, a new homeowner will choose a home that may not have the new bathroom but better price tag, allowing them to have a new bathroom installed after the sale. On the Internet, I still believe much of the advice about improvements and its effect on your homes value is a bit dated. The rules have changed quite a bit with current market. That is not say don't redo your bathroom that is in need of a serious overhaul, because it will work as a detraction. What I'm clearly saying that if you are intending to sell your home the first order of improvement should be painting it. Now that does not mean running out buying paint, brushes, rollers and such. I wouldn't you paint your own home on your own unless you have done it on numerous occasions, because a bad paint job is worse than not having painted at all. Find a quality Staten Island painters, I have used. However, do a Google search for painters in your area; look to see what they have done and what they have to offer. Choose neutral tones and contrast, like white ceilings, beige or light toned walls and white trim. Happy 2008
