What can you expect from a professional home inspection?

 

So you have decided to make that offer and the seller has accepted. You have decided to have a home inspection. Now what? Well, if the home is in Illinois state law mandates that the inspector must be licensed.

The job of the home inspector that you hire is to look over all the major parts of the home that you and your agent may not have been able to see or get to and to write a report of the findings. It makes sense for you to attend the inspection so you don't have to try to decipher the report.

 

The general parts of the home inspection include but are not limited to the following areas:

 

Exterior: Inspect the foundation for cracks or holes, inspect the siding, gutters (for gaps or sagging), paint, roof (if possible) chimney, drives, walks, retaining walls and more.

 

Interior: Overall general structure for soundness and signs of rot, floors and stairs for evidence of bowing, shaking or squeaking, condition  of plumbing, general inspection of the heating/cooling system, visual of electric and more.

 

A good inspector will also inspect the attic (if accessible) as well as crawl space areas.

 

This is a generalization of the home inspector. Some may offer additional services such as radon, mold, and termite.

 

In the event a major deficiency is found several things can happen depending on the terms of the contract. Remember, the purpose of the home inspection is to find major issues that affect the value and safety of the home. It is not to be used as a punchlist to come back to the seller with a list of demands.
