War Has Been Declared Part Three

By
Real Estate Agent with Crown Key Realty

This is the third installment in the War Has Been Declared series. The series revolves around a young couple in the process of a divorce and the problems I have encountered try to short sell their condo during the process. After the first post, many of you suggested I move to another state, get an unlisted number and seek entry into the witness protection program. I chose to stick it out, but progress has been slow and painful for all of us. But we are moving forward. To view the previous installments just follow these links. Part Two:  Part One:

Several new issues have come up, but both sides have been reasonably quick to respond to any requests for additional documents that the bank requires. This is a very good thing.

There was a few moments of anger when one party said they would no longer cooperate and that the bank could go ahead and foreclose. Thankfully that was a short term opinion. Finally all of the docs are in and the property has been appraised. We have an offer and are moving forward.

Last thing, one of them decided to destroy my "for sale" sign just because they could. I guess that is just part of the cost of doing business.

As I was preparing to close out this post the bank sent an email inquiring about almost 100K of liens against one of the participants. After taking a heart pill and getting my oxygen mask on I quickly re-read the preliminary title report to confirm that no mention of these liens had been made. After confirming that, and a short conversation with both parties it was discovered that the liens actually belong to another person with the same name, but different SS number. We did have to scramble to get a "denial of liens" doc from title signed and notarized but it turned out to be a brief blip on the screen. I have done a good job getting both parties to work together on this and am now considering a second career as a marriage councilor.

Dale, UGH - that's all I have to say about this!!!!  Good for you for holding it all together.  Sounds like you'll need a vacation after this one.

Dale, at what point do you ever sit down and ask yourself if this is really worth it?  I've had a few like this and sometimes, I just didn't want to do it any more.
