So many sellers are sitting on the sidelinces because it is generally thought, and I do understand why, that houses just aren't moving. As I said, I get this. We have had a long drawn out retraction and there are not alot of good stories being circulated. But I am here to say that there is light out there and things are moving.
In just short period of time I have sold 3 Single Family Homes in North Smithfield. In two of the cases, the sellers were relocating out of the area to downsize. With one of the homes, the seller was looking to upgrade to a bigger home. So it is exciting for all of the parties because the buyers and sellers all experienced life changing events through the purchase and sale of their home.
For example, the buyer of 1 Martha Drive in North Smithfield moved here from across the Globe for a new position with a Multi-National Company. The seller of that home moved to a retirement community down South. A move that they have been longing for for many years and made the decision to excape New England winters. They were not so confident with the market but with great marketing exposure, I was able to get the attention of a buyer that wanted a home that would remind him of his country. Oh I love my job. That is so satisfying.

The next house that I sold was to for a couple that longed for a bigger home and in a rural setting. But they needed to sell their existing home in orer to buy it. It was time to roll up the sleeves and get cracking because there would be work to do. So we listed their home for sale in order to buy thei great one in the woods. And I was not going to let them down. So we listed it at a strategic price point to let buyers know that we mean business but to also give the sellers a fair selling price. It is so important to price right because the buyers know prices and by pricing a property, "in the market", they know that the property will sell and ir they like it, want to be the ones to buy it. That is so hard for some sellers because they think they need to pad the price to factor in all this negotiating room but in actuality, your negotiating room is in the right price.

Now all 3 homes are awesome meeting all individual needs. But the meaning of this blog is to say that there is hope, that you are not stuck. You can get to where you want to be by choosing the right agent, the right strategy, by preparing the home (my next Blog) and to get psyched to start a new life!
