2012 Apple Valley Housing Market Progress Through April

By
Industry Observer

Apple Valley, MN is progressing nicely in its return to housing market stabilization.  According to information provided by the Regional Multiple Listing Service of Minnesota, there are currently 212 homes listed for sale in Apple Valley.  In the first four months, 225 homes have been sold with another 112 with accepted offers in the process of going to closing.  The sold home total compares favorably to the year to date totals for the same period in 2011, when 189 homes were reported sold.  That's about a 19% improvement year over year.

If you're thinking about making 2012 the year of the fired landlord, it's better to begin your search for an Apple Valley home sooner rather than later.  The number of active listings compared to the number of homes sold over a period of time can be calculated to determine the rate at which homes are selling.  That rate is often referred to as inventory, and it is usually expressed in a period of time, either days or months.  Apple Valley data indicates an inventory under four months.  That's lower than it has been in a while, and it is an indication of the increased level of competition among buyers.

Investors are aggressively buying in the most economical price categories, and consumers searching for starter homes will experience increasing competition for the best valued listings.  Now is the time to start planning a strategy for that lifestyle improvement that you and your family deserve.  Call me to arrange a complimentary orientation session.
