Okay.  I know snoozed and losed aren't real words.  I just wanted to get your attention.  Story time.  

I recently had some buyers that found the perfect home for them.  It was a home priced under market value in South West Fort Wayne.  The size was perfect, the area was perfect, and it had a pond in the back yard.  Oh, and It was priced $20,000 less than the other homes I have showed them.  Did I already say it was perfect for them??  

Well...  when I showed it to them last Thursday and saw how much they loved it...  I pushed.  If you know me or have read any of my previous blogs you will know that I'm not pushy.  I hate pushy.  But...  in this case everything was perfect.  All the stars aligned.  This was their home!!  

The listing agent told me that he had 3 other offers coming in.  When I relayed this message to my buyers, they said "Meh.  We have to think about it."  I told them that they are going to lose out on it if they don't act now.  Again...  meh.  

I called them again the next day.  They still hadn't made up their minds.

At this point I just backed off and let it play out.  They contacted me yesterday and said that they were finally ready to make an offer.  Well guess what?  Go ahead and guess.  I'll wait.  

 

 

The home sold.  They were crushed.  

Did you guess that?  Of course you did!  

I feel like I have been preaching this the last few blog posts but I'll say it again:

When you are buying a home in Fort Wayne (or any area, I just have to say that for SEO purposes), do not rush, do not jump, do not buy something if you aren't 100% sure, BUT...  if you are 100% sure, and you find the right one at the right price, then for the love of God...  DON'T SNOOZE because you will LOSE.  

I'll be showing this couple more homes this weekend.  Wish me luck.  

Oh, and I clearly know that this home wasn't meant to be and that this is part of the process sometimes, just trying to make a point.  Thanks for reading.  :)

Jared, It's a hard lesson for some buyers to learn, but no dawdling once you find the right home.  Someone else just might like it too, and I don't care that it's been on the market for 312 days, Murphy is an evil one and the day before you submit if you wait will be the day the other offer comes in.  Been there, done that.

There's an old saying in marketing that you have to show or tell someone something seven times before it sticks. I sincererly hope for your sake (and theirs) that your buyers don't have to lose out seven times to get the message! No more snoozing and losing!

Good morning Jared -

Oh man do I feel your pain!  I worked with this same couple with the exception they lost not one, two but three perfect homes.  I was fed up and just about ready to fire them due to their lack of listening to my advice after constantly asking me for it.  The phone rings... it's my buyers.  They say okay John, let's go find our dream home and this time we promise we will listen to your advice.  Bingo! Found that dream home, made a GOOD, clean offer and less than 30 days later they were holding the keys to their new home.  So see... I do feel your pain.

There is nothing worse than the pain of regret!

However one does not know this pain unless they experience it first hand :)

We let buyers know they can take all the time they want, but ask them to consider if/how they will feel if this home is owned bought by some one because that possibility increases with time :)

Sucks for them, but you did try to warn them and try to get them to put an offer in. Hopefully they will move quicker the next time they find a great home.

Some buyers think it's a buyer's market.

Others think it's over heated in the face of multiple offers.

Others want to wait for prices to come down, or for interest rates to be even lower (huh?)

Oh well...best that we focus on clients who want to make a move.

Just happened to me! Sunday I showed the cutest REO property and my buyers wanted to think about it. Yesterday around 5:00pm my buyer emailed me asking why it disappeared from his MLS. I checked and it was pending. He took too long!

Jared, it is sad you showed this PERFECT home to these buyers and they did not jump on it.      In a seller's market the advice given to buyers is different when it is a buyer's market and you actually have the luxury of going home and thinking about it.   When you walk in a home --- you FEEL IT.   Maybe next time they won't be indecisive!

UPDATE:  I had a serious chat with my buyers.  I told them that if they aren't going to get serious about this, maybe we should really take a look at if they are buyers or not.  The assured me whey were and that they would take my advice.  

I took them out to look at four more, and number three was it.  We had it under contract within the hour.
