It is really crazy out there! And I don't know if it is good or bad, but definitely exciting. I have a few buyers right now that are finally realizing that there has never been a better time to buy, (actually I think it was better 3-5 months ago when no one else was shopping)

I had 11 homes on the list to show to a buyer today, I called yesterday to set them up, 3 responded with no showings today, or they declined, 3 have not even responded yet, it is 9:15 AM and I am supposed to show from 10-12, very difficult to plan your route, when the response is so terrible.

I realize it is a feeding frenzy on homes priced in the under $300K range, but lets show some professionalism, if a home is not going to allow showings during a certain time, include that in the listing info under broker remarks, if a seller does not want any more showings, withdraw the listing until they are ready, and if an agent will not return your call, then go get a job that does not require interaction with others, this is the biggest part of what we do. I still have calls into agents that I have never heard from.

Daniel- Building relationships is not only essential with clients but also with other brokers, so why not do a very simple thing and return a phone call?

John-I have experienced the same exact thing in Clarksville TN. I can't understand if it's laziness or breakdowns in the system. It become difficult to explain to the buyers too. Thanks for your sharing.

I believe your picture is of crocodiles, not gators. Crocs are found in the Florida Keys and making their way north. Some seen in Key Largo. 

The realtors who do not return calls are a real crock.

I find here in the Napa Valley you need to schedule at least 4-5 in advance now. Many listing in the up valley areas also require listing agents to be present. At least here, the vast majority will get back to you. Hopefully several did so for your showing, cheers cvc

We need to treat our fellow agents the way we want to be treated.  That whole Golden Rule thing.  It's aggravating to deal with agents who feel they live in a vacuum.

Debbie - I think it is laziness, and yes buyers want to know why the home they really want to see is not available even though it comes up on all the searches (including mine) as an active listing. Tough to explain when you do not get a call back

Erv - I did not realize there were any crocs in Florida! I am in mountain lion and bear country and even they would show a courtesy of responding when I prod them.

Curtis, at least here we rarely ever have to have the listing agent show the home, I would imagine that would be twice as difficult to schedule showings and plan your route. I did get one call at 9:55 that it was OK to show, fortunately we were just getting started and this one happened to be on the way, or we would not have had any time after seeing the rest to go visit, it also happened to be the nicest home.

Anna- How hard can that be to adjust a listing, it boggles the mind, or at the very least let the showing service no so as soon as you call to set it they can look it up and let you know that there will be no showings, waiting until the last minute to hear back to plan the route makes it very difficult to plan, especially when the homes you have set up cover a lot of area.

Chris - Absolutely, I think there should be fines assessed for agents that do not respond in a timely fashion, at the very least an annual update class that would remind everyone to treat others as you would like to be treated

Wow, John, you would've thought you and I were trying to show the same places on Saturday!  Not returning phone calls is just plain rude and unprofessional.  I also have been trying to set up showings a day in advance only to be about to walk out the door and still not gotten a response! How quickly the sellers seem to forget that the market can turn hot or cold on a dime....
